What an investment bathroom needs to be
Owners renovate for how a room feels. Landlords renovate for how it behaves over ten years and two dozen tenants. The two briefs overlap more than people expect, but where they diverge, durability wins.
Mountains rentals add two local complications. The climate is hard on a bathroom that nobody ventilates deliberately, and short-stay properties get intense, concentrated use by people who will not report a small problem before they leave.
Specification that pays for itself
A fan that runs whether anyone thinks about it or not. Ducted outside, on a run-on timer or humidity sensor. This is the highest-value item in a rental bathroom, because a tenant will not open a window in a mountains July and condensation does the damage.
Quality mixer cartridges. The cheapest tapware looks identical for about eighteen months, then starts dripping and the call-outs begin.
A moisture-resistant vanity carcass with drawers. A swollen cupboard base is the most common mid-lease complaint.
A durable floor and wall tile with a sensible slip rating. Mid-range porcelain, straight lay, plain grout. Fashion tiles date and date the room with them.
Full-height tiling in the wet zone. There is no painted strip to repaint between tenancies.
A wall-faced toilet and a step-free shower. Fewer corners to clean badly, fewer places for a problem to hide.
A heated towel rail. Cheap to run, and it is the difference between towels that dry and towels that grow mould in a cupboard.
Maintenance you can actually plan
A rental bathroom should come with a short list of things to check annually: silicone joints, the shower screen seal, the fan operating, the waste running freely, and the grout at the shower floor. Catching those keeps a bathroom going for a long time.
If an existing rental shower is already leaking, see waterproofing and tiling — it is worth diagnosing properly before deciding whether a renovation or a repair is the right spend.
Older rental stock in the mountains
A lot of mountains rentals are fibro, weatherboard or early brick homes that have been let for decades. Expect the strip-out to find a tired floor, an old waste and sheeting that needs testing. Homes built or renovated before 1990 are tested for asbestos before demolition, and removal is carried out by a licensed asbestos removalist. That is not optional in a tenanted property.
Where a property is heritage-listed or in a conservation area, check with Blue Mountains City Council before anything visible from the street changes.
Your obligations as a landlord

Short-stay properties
Holiday lets are judged on photographs and then on cleanliness. That argues for a light, simple room with full-height tiling, excellent lighting, a large mirror, generous hooks and a shower that two people can use without flooding the floor. It also argues for a spare of anything that can break — a second toilet seat, a spare shower hose — kept in the house.
Materials
Engineered stone has been banned in Australia since 1 July 2024 and is not used. In a rental, a ceramic or porcelain vanity top with an integrated basin is usually the most sensible choice: one piece, no sealed joint, nothing to re-seal.

Rental bathrooms usually sit in the lower two planning tiers on the cost page, because the specification favours durability over luxury. A free on-site measure produces a fixed, written, itemised quote and a program in working days, which is what you need to plan a vacancy.
